Site Selection
Site selection is an important piece of the custom home building puzzle. At Kingbridge Homes, we regularly help our clients find the perfect location for their new home. What many prospective custom home buyers may not realize is that there are plenty of ways to find a site for your home beyond just purchasing an empty or vacant lot. One increasingly common avenue is to purchase smaller, older homes in preferred neighborhoods that are ideally suited for tear down. In many cases, this is how the most premium or sought after parcels of land are acquired. Another option is to subdivide an existing large lot (usually with a home on one part of the land) into multiple smaller lots.
However, sometimes, we are approached by property owners who are ready to build on their own land. This eliminates the need for site selection, and often allows us to begin work much more quickly than if we need to identify and acquire a new lot. In some cases we even find that the client’s land is so large that we are able to subdivide their property, build their house on one of the now smaller lots, and help offset some of the costs associated with building a custom home by purchasing the remaining lot from them for future development.
Another scenario that we are encountering with increased frequency is that homeowners of houses ideally suited for tear down, located in highly desirable neighborhoods, are coming to us looking to tear down their existing home and build them a new custom home on the same lot. This is a great option for a homeowner who is looking to increase the size and upgrade the amenities of their home without leaving a neighborhood and neighbors that they have grown to love over the years.
